When selling a property, what you are really selling is space. On the typical real estate website, the photos are fairly small and become grainy if enlarged. If the photos do not have good lighting or are not composed well in that small frame, it is difficult for a buyer to see the space accurately.
Digital point-and-shoot cameras seem to give everyone the ability to quickly take their own interior and exterior shots. However, there are many unique challenges inherent in photographing real estate.
Lighting is the number one deficiency in the typical MLS photo. The brightness of a window can be 100-1000 times that of the interior of a room! Although our eye can easily adjust over this range, no camera can equal that ability, resulting in blown windows and dark rooms. It takes specialized equipment and techniques to overcome this natural limitation.
Other factors that set our professional photography apart are: accurate colours (no more neutrals looking '80s peach!), perspective control (avoiding the "fun house" look of wide-angles gone awry), artful composition and styling considerations.

Style & Shoot
Need a little primping of your space to have it picture perfect on photo day? We can provide styling services with any of our photo packages. This includes accessory placement (yours or ours), furniture placement, spot de-cluttering, bed making, table setting, or bathroom styling. We bring an assortment of accessories, art and linens with us for the day at no extra charge. Ask for a quote and have the most distinctive photos around!
Standard Shoot
This includes 12 – 15 high quality finished images that are web-ready. Two exterior shots from an elevated perspective are included (one front, one back). We also provide higher density versions for a printed brochure, if required. We will be on-site for approximately 1-1.5 hours, and always include our standard post-production processing for optimal results. You will receive the images via email within 24 hours.
Estate Shoot
This package includes up to 25 high quality finished images, with any combination of interior and exterior views, as the property demands. They are provided in both internet and print friendly versions, as well as a web-ready slideshow. You can expect us to be on-site for approximately 2 hours, and we always include our standard post-production processing for optimal results. You will receive an email with the images within 24 hours.
Exterior Twilight Shot
Nothing says ambiance and luxury like a property pictured at twilight. This session is done between sunset and approximately 30 minutes afterwards. We arrive ahead of the day's scheduled sunset to ensure our equipment is set up and ready to go for Mother Nature's curtain call. All lighting for the property needs to be turned on for maximum effectiveness.
We can usually only produce one or two high quality images in one visit (usually of the front exterior). If an additional view is desired (the backyard, for example), we can try to capture this as well, with additional pre-show time to scout out a set up. Depending on the property, and obviously, the lighting conditions, this is not always possible. A second trip may be necessary. We can provide you with a quote either way.
Elevated Exterior Shots (Pole Aerial Photography – PAP)
We provide you with 2-3 high quality finished images of the front and rear of the property at approximately 10-15 feet above street level. This provides the benefit of overcoming some landscaping obstacles, controlling perspective, showing more of a view and the setting of the property.
Image Editing
This is particularly useful if you are selling in winter, for example, and want to provide your own photo of the property in the summer. Maybe it was a quick shot and the lighting needs a little adjusting, or something unsightly needs to be removed. We can help you optimize this photo so it looks as good as the rest of your package.
Please note: Our image editing is only done to affect temporary circumstances of a property (for example, lighting or removing garbage cans etc.). We never alter anything on the structure itself, or its permanent surroundings.
Photo Brochure
We can also make up a great looking 11x17 brochure of your property's best photos. Send us your sales contact information and a print-ready logo to include. We deliver the results in a high resolution PDF format ready to send to your commercial printer of choice.
